Property transactions raise many questions. Here are the ones we hear most often from clients in Hong Kong.

Most residential purchases in Hong Kong complete within six to eight weeks from the signing of the provisional agreement. The exact timeline depends on the mortgage approval process, title search complexity and whether the property is a first-hand or second-hand sale. We provide a detailed schedule at the outset so you can plan around key dates.

Hong Kong imposes Ad Valorem Stamp Duty on property transactions, with rates ranging from HK$100 to 4.25% of the consideration depending on the property value. If you already own residential property in Hong Kong, a flat rate of 7.5% applies under the New Residential Stamp Duty regime. Non-permanent residents face an additional Buyer’s Stamp Duty of 7.5%. We calculate the exact liability for your transaction during the initial assessment.

Absolutely. New Territories properties often involve additional complexities such as small house policy applications, Tso and Tong ancestral land issues, and Block Crown Lease conditions. Our team has extensive experience navigating these unique requirements and working with the District Lands Office to resolve title queries specific to the New Territories.

If our title search reveals a defect — such as an outstanding building order, an unregistered interest or a breach of government lease conditions — we advise you on the options available. In many cases, defects can be remedied through rectification applications, indemnity insurance or negotiated price adjustments. If the defect is fundamental, we help you exercise your contractual right to rescind the agreement and recover your deposit.

We offer fixed-fee arrangements for standard conveyancing work so you know the total cost upfront.
